Materials Matter
When it comes to sealcoating, material selection is EXTREMELY important. You want a product that has been proven in the field and in your climate. Not all coatings are created equal and disasters can happen with cheapened products. Have you ever seen flaking sealcoat? It’s not supposed to do that! It’s supposed to cling to the underlying asphalt and protect it until it’s got nothing left to give.
When properly made and balanced sealcoats wear over time, you’ll see the coating almost start to fade to gray. This isn’t a loss of color, it’s a loss of material from environmental and traffic related wear and tear. Industry standards say the product should last at least 2 years. With Pitch Black®, we schedule coatings every 3-5 years depending on how well the existing coating is holding up.
It’s a bit of a delicate balance. Too little and there’s no protection. Too much and you can suffocate the asphalt, blocking gasses from escaping, which can prematurely deteriorate the pavement.
