How long does the lot need to stay closed?

Typically 24 hours before traffic returns, though temperature and humidity affect cure time. We plan applications around your business hours and can phase larger properties to keep part of the lot open.

Pitch Black® is an asphalt emulsion sealcoat distributed nationally, and we are an official manufacturer of it. It means the material on your pavement comes from a company that answers for both the product and the application.

Can sealcoating fix cracks or damage?

No. Sealcoat is a protective coating measured in fractions of an inch. Cracks and damage are repaired first, then sealer protects the surface going forward.

What time of year is best for sealcoating?

Warm, dry conditions produce the best cure. We schedule around weather and will reschedule rather than apply material into conditions that compromise the result.

Is new pavement ready for sealcoat right away?

No. New asphalt needs a curing period before sealing, generally measured in months rather than weeks. Sealing too early traps oils and can affect how the surface hardens.
