Parking Lots Built for High Desert Freeze and Thaw

Pavement in Reno, NV takes a beating that contractors in milder climates never have to think about. Hot, dry summers oxidize the surface. Winter brings freeze and thaw cycles that pry open every crack and push water straight into the base. Add plow blades and de-icing chemicals, and a parking lot built to generic standards will not make it.

Asphalt Protectors builds lots for this climate specifically. We have been doing it here since 1989, which means we have seen exactly how local conditions punish shortcuts.

Our approach starts underground. Base depth, drainage design, and compaction get the attention they deserve, because those are the things that decide whether your lot lasts eight years or twenty.

Benefits of a Properly Built Parking Lot

  • Climate Durability — Correct base depth and drainage resist the freeze and thaw damage that destroys most local lots
  • Traffic Flow Efficiency — Thoughtful layout increases usable stalls and reduces congestion at entrances
  • Liability Reduction — Level, well-drained surfaces mean fewer trip and fall incidents and fewer vehicle damage claims
  • Tenant and Customer Impression — The lot is the first thing anyone sees, and a good one signals a well-run property
  • Lower Lifetime Spending — A lot built right needs maintenance, not constant emergency repair
  • Accessibility Compliance — Proper slopes and layout support required accessible parking and access routes

Our Parking Lot Paving Process

  • Site and Traffic Assessment – We look at how vehicles actually move through your property, including delivery and refuse truck routes
  • Layout and Drainage Design – Stall counts, drive aisles, and slope planning happen together, because drainage cannot be an afterthought
  • Excavation and Base Construction – Aggregate base is placed and compacted to the depth the traffic loading actually requires
  • Asphalt Installation – Hot mix placed in lifts appropriate to the design, with heavier sections in drive lanes and dumpster approaches
  • Rolling and Density Work – Compaction patterns matched to mix and ambient conditions to reach specified density
  • Layout and Final Walk – Striping goes down and we walk the lot with you before calling it complete

Parking Lot Paving FAQs

How long does a typical parking lot paving project take?

Timeline depends on square footage, whether excavation is needed, and how much of the lot has to stay open. We phase work on occupied properties so tenants and customers keep access throughout.

Can you pave in phases so we do not close the whole property?

Yes, and on active commercial properties that is usually how we do it. We map out phasing during the estimate so you know exactly what will be closed and when.

How many parking stalls will our lot fit?

That comes out of the layout work. Stall count depends on lot dimensions, drive aisle requirements, accessible parking requirements, and how the entrances are positioned.

What causes parking lots in this area to fail early?

Almost always water. Poor drainage or an under-built base lets moisture into the subgrade, and freeze and thaw cycles do the rest. Surface problems are usually a symptom of something underneath.

Do you handle dumpster pad areas differently?

Refuse trucks concentrate enormous load in a small footprint, so those areas need either heavier asphalt sections or concrete. We usually recommend concrete pads there.
